Arbor View House is a romantic Victorian B&B in Long Island's North Fork wine country.  A full delicious gourmet breakfast , whirlpool baths and  Spa services will renew your body, mind and spirit.

We, out here in the bucolic wine country, have mastered the art of doing nothing. Join us in an environment that has been cultured to take you back to another time and place.

Arbor View House provides a romantic setting with comfortable and inviting bedrooms. These rooms have the most comfortable Posturepedic beds and luxurious private baths with whirlpool tubs. We serve a full delicious gourmet breakfast either al fresco on our deck weather permitting or in our formal dining room.

At our Bed and Breakfast, you have access to clean uncrowded beaches, fresh country air, award-winning wineries and restaurants, water sports, golf, tennis or walk to unspoiled beaches to collect shells. Other activities you may participate in are antiquing, jogging, kayaking, cycling or go shopping at one of the country's largest discount mall. Or, you may elect to do nothing at all. Whatever your choice, you'll receive warm personal attention or complete privacy if you so desire.

Room features and amenities include bright airy rooms, air conditioning, posturepedic, queen/ king-size bed, private luxury bathrooms, fresh towels daily, whirlpool baths, hair dryer, radio/ alarm clock, ceiling fans, phone jacks for, computer/ phone, bottles of spring water ice thermos.

The Champagne Suite

This is a large, sparkling, luxurious, carpeted room, with a King-size bed and Sealy Posturepedic mattress. It is crisply decorated in muted garden florals. Its beautifully tiled en-suite bathroom with whirlpool tub and shower has brass and chrome fixtures with ceramic tiles throughout. This room has access to an optional private deck that may be reserved upon request. The room's décor reflects the charm and authenticity of this renovated Victorian Bed and Breakfast.

The Merlot Room
This room is decorated with a bold flair, that harkens back to Victorian times. It is bright and spacious with a high ceiling and a wool rug. It has a private bathroom en-suite that features a cast-iron tub and a shower. The floor is finished in the golden color of the original Victorian wide yellow pine planks. Decorated in burgundy, green and florals, it has an old world brass and wood ceiling fan and is stylishly fitted with a Queen-size bed with a Sealy Posturepedic mattress, two nightstands, Victorian sofa, side table, dresser and ceiling fan.
Guest Rooms


The Rosé Room

The lace curtains and the Arts and Crafts style valances make this a romantic and mysterious room. It is spacious, bright and has wall-to-wall carpeting. The Queen-sized bed with a Sealy Posturepedic mattress is dressed in peach florals. The beautifully tiled en-suite bathroom has a cast iron tub and shower with brass, chrome and ceramic fixtures. A ceiling fan, dresser, nightstand, side table, chairs and reading lamps complement this beautiful room. Quiet with a view onto landscaped gardens, and grape arbor.

The Zinfandel Room
Awaken to the birds chirping in the garden.  Smell the roses from the rose garden and the sweet smell of grape blossoms from the grape arbor. This bright, cheery and quiet room looks out onto the garden and the grape arbor. It is spacious, sunny and has wall to wall Berber carpeting. The Four-Poster Queen-sized bed with a Sealy Posturepedic mattress is dressed in green stripes and florals. The beautifully tiled en-suite bathroom has a whirlpool tub and shower with brass and ceramic fixtures.
Room Rates & Policies
  • $125 to $255 per night/room* Includes room with private bath and full gourmet breakfast for two, $45 for additional person.
  • May to October- 2 night minimum on weekends and full rates are in effect.
  • 3-night minimum required on the following holiday weekends: Memorial, Independence, Labor, Columbus and Thanksgiving Days.
  • Prices subject to change without notice.
  • A 50 percent deposit is required to confirm your room reservation. The fifty percent balance is due 14 days prior to arrival. Full payment in advance is required for a single night. We accept cash, traveler's check or most credit cards.
  • Full Refund of deposit if notice of cancellation is given at least 14 days before the date for which the room is reserved, less $25.00 per room processing fee.
  • No Refund if the reservation is canceled less than 14 days or on the 14th day before the check in date; additionally, guests agree to be obligated for full payment for any or all rooms reserved, for the entire period for which the reservations were made.
  • While we will make every reasonable effort to re-rent canceled rooms, guest's request and acceptance of a guaranteed room reservation constitute a binding contract between guest and Arbor View House.
  • No Refund for early departures.
  • Check-in: 3:00PM. Check out: 11:00 AM.
  • Rooms will be held until 6:00 PM, unless prior alternative arrangements are made.
  • Failure to check in by 6:00 p.m. on the day scheduled will be treated as a cancellation.
  • Children are welcome, however some weekends are not suitable to children. Call first.
  • Regretfully, we cannot accommodate  pets.

Getting Here
By car: Take the Long Island Expressway (I-495) to Exit 73 (the last exit).  Continue Onto Rt.58E, which will become Rt.25E. Continue on Rt.25E (also called Main Road) through all the villages to Greenport.  Rt.25E becomes Front Street.  Continue to the flashing light at the intersection with Main Street. Make a left and go the T intersection at the end of Main Street and make a right (you are still on Rt.25E).  From there you are about two miles from Arbor View House.  You will pass Skipper’s and the Hellenic restaurants, and the East End Golf course on your left and the Blue Dolphin Motel on your right.  At the flashing yellow diamond (FIRE HOUSE) slow down, signal and turn right into the driveway “B&B PARKING”. Please park according to the signs.
